Why it matters
The strategic read
Adds one of the largest U.S. AI data-center campus commitments disclosed through a local development agreement, shifting the Berry Hill megasite from land option into performance-agreement execution. The power contingency is the tell: even a $73.5B-plus campus still depends on Appalachian Power grid capacity, making utility deliverability the gating asset.
